Privacy Policy
Proven.homes (“Proven.homes”, “we”, “us”, “our”) is a property-records and home-condition platform operated by OFB Media LLC. This Privacy Policy explains what personal information we collect, how we use it, who we share it with, and the choices you have.
By creating an account or using the service at proven.homes (the “Service”), you agree to the practices described here.
1. Who this applies to
The Service has several types of users — homeowners, service providers, real-estate agents/brokerages, enterprise/insurer users, and prospective buyers. This policy applies to all of them. Where a practice applies only to a specific user type, we say so.
2. Information we collect
a. Information you give us directly
- Account data: name, email address, and the password or third-party login you use to sign in.
- Property data: property addresses and approximate location coordinates, and details you enter about a home and its systems.
- Documents you upload: deeds, inspection reports, maintenance/service records, appliance manuals, photos, and similar files. These may contain personal information, and by uploading them you confirm you have the right to share them with us.
- Provider / agent profile data: business name, service areas, specialties, credentials, and similar professional details.
- Communications: messages, disputes, and support requests you send us.
b. Information collected automatically
- Session and device data: we store a session token and related preferences in your browser’s local storage to keep you signed in. We use minimal technical cookies / local storage necessary to operate the Service.
- Usage and log data: basic request logs and error/performance telemetry.
c. Information from third parties
- Single sign-on (Google / Microsoft): if you sign in with Google or Microsoft, we receive your name, email address, and a stable account identifier (
openid email profilescope). We do not receive your password. - Payment processor (Stripe): when you buy something, Stripe tells us whether the payment succeeded and gives us limited billing metadata. We never receive or store your full card number — Stripe handles that directly.
- Public / environmental data sources: we enrich property records with data from public sources (e.g. weather and climate-risk data). This is keyed to property location, not to you personally.
3. Information we derive (“scores”)
We generate derived signals from the data above, including a provider truth score (a credibility signal based on the ratio of approved vs. disputed records) and a per-home health score (a condition signal). These scores are informational estimates, not guarantees, appraisals, or warranties. You can ask us how a score about you or your property was derived (see §9).
4. How we use AI / automated processing
We use third-party large-language-model (“AI”) services to help operate the Service — in particular to read and extract structured information from documents you upload (for example, pulling a vendor name, service date, and condition details out of an inspection report), and to power assistant and analysis features.
- When we do this, the relevant content you submit is sent to our AI subprocessor (currently Anthropic — see §6) to be processed and returned to us.
- We send only the content needed for the feature, and we instruct our AI subprocessor not to train its general models on it under our commercial terms.
- AI output can be wrong. We use it as an aid, not as a definitive record, and you should not rely on it as legal, financial, inspection, or appraisal advice.
If you do not want a particular document processed by AI, do not upload it.
5. How we use your information
We use the information above to:
- create and operate your account and the Service;
- extract, organize, and display property records and condition information;
- generate the scores described in §3;
- process payments and manage subscriptions;
- send you transactional and account messages (e.g. verification, receipts, dispute updates) and, where you’ve opted in, other communications;
- prevent fraud and abuse, secure the Service, and comply with law.
We do not sell your personal information for money, and we do not share it with third parties for their own targeted advertising.
6. Who we share information with (Subprocessors)
We share information with vendors who process it on our behalf to run the Service:

We also share information: (a) with other users where you intend it (e.g. a provider’s public profile, a record shared with an agent or buyer); (b) to comply with law or valid legal process; and (c) in connection with a merger, acquisition, or sale of assets, subject to this policy.
7. How long we keep information
We keep personal information for as long as your account is active and as needed to provide the Service, then for a reasonable period to meet legal, tax, dispute-resolution, and security obligations. You may request deletion (§9).
8. Security
We use technical and organizational measures to protect your information (encryption in transit, access controls, hashed credentials). No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.
9. Your choices and rights
- Access / correction / deletion: you can ask us to access, correct, or delete your personal information. Contact us at admin@ofbmedia.com.
- California residents (CCPA/CPRA): you have the right to know what we collect, to delete it, to correct it, and to opt out of any “sale”/“sharing.” We will not discriminate against you for exercising these rights. Submit requests to admin@ofbmedia.com.
- Email opt-out (CAN-SPAM): every non-transactional email includes an unsubscribe link; transactional/account messages may continue.
- SSO: you can revoke Proven.homes’ access from your Google/Microsoft account settings at any time.
We verify requests against the email on your account before acting on them.
10. Children
The Service is not directed to children under 13 (or under 16 in some jurisdictions), and we do not knowingly collect their personal information.
11. International users
The Service is operated from the United States and intended for US users. If you access it from elsewhere, you consent to processing in the United States.
12. Changes to this policy
We may update this policy. We’ll post the new effective date here and, for material changes, give reasonable notice. Continued use after changes means you accept them.
